Curtain Wall Facades: A Beginner’s Guide for Builders and Developers

A curtain wall doesn’t hold up the building. That single fact changes almost everything about how it gets designed, priced, and specified.

The core idea is simple even though the engineering behind it isn’t. It “hangs” like a curtain, hence the name, transferring wind and gravity loads back to the floor slabs and columns rather than carrying any load itself.

Why This Distinction Actually Matters for a Project

Because curtain wall carries no structural load, it can be almost entirely glass, which is exactly why it’s become the default look for modern commercial towers, IT parks, and premium retail facades. A conventional wall with punched window openings is fundamentally limited by how much opening a load-bearing wall can safely have. Curtain wall removes that constraint almost entirely.

That freedom comes with engineering complexity most builders underestimate on a first project. Every panel has to account for building movement, thermal expansion, wind load specific to the building’s height and location, and water drainage across a much larger continuous surface than a row of individual windows would ever need to manage. It’s genuinely a different category of system, not a scaled-up window, even though the materials involved look superficially similar.

A Detail That Caught One Client Off Guard

On a mid-rise commercial project we consulted on near Hinjawadi, the developer’s initial design brief assumed curtain wall pricing would scale roughly the same way standard aluminium glazing did, more or less linearly with square footage. It doesn’t work that way. Stick System vs Unitized System

Two broad approaches exist for actually assembling a curtain wall on site, and the choice affects both cost and construction timeline meaningfully.

A stick system is assembled piece by piece on site, vertical and horizontal aluminium members installed first, glass panels fitted into that frame afterward. It’s the lower cost option and tends to suit smaller or mid-sized projects reasonably well, but it’s also more labour intensive on site and more dependent on weather conditions during installation, which matters given how much of the year Pune sees some form of rain or dust disruption.

Unitized systems arrive pre-assembled from the factory as complete panel units, craned into position and locked directly onto the structure. Thermal Performance Deserves Its Own Line Item

Double glazed units with a low emissivity coating are close to standard practice now for anything commercial, since a fully glass elevation without proper glazing performance turns into a significant AC load the moment the sun hits it directly. This isn’t optional the way it might be on a smaller residential window, the sheer surface area involved means a poor glazing choice compounds across the entire facade rather than affecting one or two rooms.

Green building certifications, IGBC and LEED among them, increasingly factor facade performance into overall project scoring, and for developers targeting those certifications, glazing specification on a curtain wall project needs to be locked in early rather than value-engineered down later once budgets tighten. We’ve seen projects where glazing got quietly downgraded midway through construction to manage cost overruns elsewhere, only for the building to fall short of its original energy targets once occupied.

Where Builders Get Caught Out on Budget

Beyond the structural engineering costs already mentioned, a few line items regularly surprise first-time curtain wall clients. Access and installation logistics, cranes, scaffolding, safety systems for working at height, add up to a meaningful chunk of total project cost that’s easy to underestimate when comparing quotes against conventional window installation. Maintenance access also needs planning from day one, not as an afterthought, since cleaning and eventual gasket replacement on a tall glass facade requires either built-in access systems or ongoing external equipment rental, and retrofitting that access after construction is far more expensive than designing it in from the start.

What to Ask Your Facade Contractor Before Signing Off

Wind load testing data specific to your building’s height and location is worth requesting directly rather than assuming it’s been handled generically. Ask about the water drainage strategy across the full facade, not just individual panel seals, since a curtain wall’s water management is a system-wide design decision rather than something handled panel by panel. And get clarity early on whether you’re looking at stick or unitized construction, since that single decision affects timeline, site logistics, and total cost more than almost any other spec on the project.
